12Deck Foundation
A solid deck foundation is the critical starting point for any safe, long-lasting deck. Our professional deck contractors use properly sized concrete footings that extend below the frost line and are calculated according to your deck’s load requirements and local soil conditions. We install galvanized post anchors and adjustable post bases that create secure connections while preventing moisture from wicking into the wood structure. Our foundation work includes proper drainage planning, soil compaction, and gravel base preparation to prevent settling and frost heaving. Without a quality foundation, even the best framing and materials will fail over time. That’s why we engineer every footing to meet California building codes and support your deck safely for decades.
34Deck Framing
Expert framing is the backbone of any deck or patio, and it plays a crucial role in its safety, stability, and longevity. Our professional deck contractors use proper framing techniques that ensure your deck can support weight loads and resist the elements, preventing common issues like sagging or instability. Without expert knowledge of framing techniques, decks can develop serious problems like inadequate drainage, poor foundations, improperly anchored footings, or weak connections between joists, beams, and posts. These issues compromise safety and cost thousands to repair.
56Deck Hardware
We build safe, durable decks using only premium-grade structural hardware. Our code-compliant deck builders use heavy-duty galvanized and stainless steel joist hangers, hurricane ties, and ledger board connectors from trusted brands like Simpson Strong-Tie. We install engineered, code-approved hardware that prevents the structural failures common in poorly built decks. From corrosion-resistant fasteners designed for California’s climate to waterproof flashing that stops hidden rot, every connection is built to last decades.
Cedar vs. Redwood
Each wood option offers different benefits for Aliso Viejo’s inland Mediterranean climate. We help homeowners choose based on budget, maintenance preferences, and conditions in this master-planned community from Town Center to Canyon Estates.
Pressure-treated lumber costs least upfront ($28-48/sq ft installed) and resists rot and insects through chemical treatment. In Aliso Viejo’s intense inland UV, stronger than coastal Orange County due to distance from ocean fog, it requires staining every 2-3 years to prevent weathering and splintering. It’s solid choice for budget-conscious homeowners who don’t mind annual upkeep, maximizing deck size within budget constraints in this family-oriented community.
Cedar costs more ($38-55/sq ft installed) but naturally resists decay with beautiful grain patterns complementing contemporary and Mediterranean architecture. It weathers to silver-gray without staining, though many prefer maintaining original honey color with UV-protective treatments every 3-4 years. Cedar performs well with less maintenance than pressure-treated, popular with busy families in this commuter-oriented city where residents lack time for extensive upkeep.
Redwood offers premium appearance and durability ($48-68/sq ft installed). It naturally resists moisture and insects while handling Aliso Viejo’s intense UV through natural oils. Ideal for climate where summer temperatures exceed 90°F and intense sun is constant May through October. Popular in higher-end neighborhoods like Canyon Estates where homeowners value low-maintenance premium materials.
For Aliso Viejo’s climate, we often recommend cedar or composite over pressure-treated despite higher upfront costs. Long-term maintenance savings justify the investment.
Decking for Inland Climates
Composite decking costs more upfront ($40-65/sq ft installed) but eliminates maintenance headaches in Aliso Viejo’s demanding inland climate. After building composite decks in Aliso Viejo, we can give you the real story on performance and value in this master-planned community.
Modern composites like Deckorators, TimberTech, and Trex resist fading, staining, and mold far better than early versions. They won’t splinter or require staining, ideal for Aliso Viejo families with kids or anyone valuing low maintenance in this busy commuter community. In Aliso Viejo’s intense sun exposure (the city receives 280+ sunny days with minimal coastal fog) quality composite maintains appearance while wood fades and cracks within 3-4 years without treatment.
The investment makes sense for most homeowners. While composite costs $40-65/sq ft versus $28-48 for pressure-treated wood, you eliminate 2-3 hours annually on maintenance plus $300-500 yearly on staining supplies. Over 15 years, math usually favors composite, especially considering Aliso Viejo’s high labor costs and opportunity cost of weekend time versus enjoying nearby hiking trails and community amenities.
We only install premium brands offering meaningful warranties and proven durability. Deckorators, TimberTech, and Trex provide long warranties against fading and staining, while cheaper products have heat retention issues (exceeding 150°F on dark colors). We recommend lighter colors for Aliso Viejo: light gray and tan stay 20-30°F cooler than dark brown or black, more comfortable barefoot during summer when temperatures regularly exceed 90°F.
45Deck Waterproofing and Drainage
Waterproofing is the foundation of long-lasting deck construction in Orange County, protecting both your deck and the structure beneath it. Our comprehensive approach ensures decades of reliable performance:
- Membrane Protection Systems: Decks built above interior rooms require code-approved waterproofing membranes beneath the surface. We install professional-grade barrier systems that meet both California Building Code and HOA architectural standards common throughout Aliso Viejo.
- Strategic Drainage Design: Proper slope engineering (minimum 1/4″ per foot) directs water away from your home’s foundation. Our drainage plans prevent pooling and ensure water flows to designated discharge areas, critical for preventing long-term structural issues.
- Connection Point Flashing: Every critical junction (ledger attachments, post bases, railing connections) receives corrosion-resistant flashing. We exceed minimum code requirements with marine-grade materials that ensure decades of leak-free performance.
- Ledger Board Defense: The ledger connection point receives engineered flashing systems, corrosion-resistant fasteners, and proper ventilation gaps to prevent moisture trapping that leads to structural failure.
- Deck Board Ventilation: Following manufacturer specifications, we maintain proper gaps between deck boards to facilitate drainage while preventing moisture accumulation that causes rot and premature deck failure.
Poor waterproofing is the leading cause of deck failure and structural damage. We don’t cut corners on waterproofing. It’s built into every deck we construct, protecting your investment for decades to come. We provide waterproofing throughout Aliso Viejo’s communities, ensuring long-lasting protection that withstands Southern California’s climate.

Aliso Viejo Deck FAQ
Do I need HOA approval for a deck in Aliso Viejo?
You should get it before building. Aliso Viejo does not require an HOA approval letter with your permit application, but the city notes that a building permit does not excuse you from your CC&Rs or from sub-HOA and master HOA rules. The city recommends checking with your association before any exterior change. We help with the HOA application, then submit plans through the city’s online self-service portal.
Why do Aliso Viejo deck footings need special concrete?
Aliso Viejo’s Building Department says expansive soils and high sulfate levels are common in the city. Because of that, concrete that touches soil must be a sulfate-resistant Type V mix rated at 4,500 psi, and the city asks you to keep the concrete trip ticket for the final inspection. We design deck footings to these local requirements.
What if my Aliso Viejo home is in a High or Very High fire zone?
Then the deck has stricter rules. The city’s handout, citing the California Wildland-Urban Interface Code, says a deck within 50 feet of the house must be built of noncombustible or ignition-resistant materials, with larger framing sizes and ignition-resistant decking. Glass guards are exempt from the matching-material rule. The city’s Building and Safety page links to the CAL FIRE map so you can check your address.
Value, premium, mineral or PVC: what’s the difference?
All four are low-maintenance and never need sanding, staining or sealing. The difference is what’s inside the board, and that changes how it handles heat, water and fire.

Can you build a deck on a sloped yard?
Yes. On a sloped lot, a multi-level deck is often a better value than grading the yard and building retaining walls. Hillside builds need careful footing design and planning for material access, which we handle from the start. See deck design ideas →
How much does it cost to build a deck in Orange County?
It depends mostly on the size, the decking you choose, how high the deck sits, and how many stairs and railings it needs. Hillside lots, tight access and coastal-grade hardware add to the cost, and replacing an old deck adds demolition and haul-off. We give you a clear written estimate after a free on-site visit. Try our deck cost calculator → Read our deck cost guide →
How long does it take to build a deck?
Once the permit is issued, most residential decks take our crew about 10 to 14 working days. Permit approval usually takes 2 to 4 weeks depending on the city and whether engineering is needed. Pro vs. DIY timelines →
