12Deck Foundation
A solid deck foundation is the critical starting point for any safe, long-lasting deck. Our professional deck contractors use properly sized concrete footings that extend below the frost line and are calculated according to your deck’s load requirements and local soil conditions. We install galvanized post anchors and adjustable post bases that create secure connections while preventing moisture from wicking into the wood structure. Our foundation work includes proper drainage planning, soil compaction, and gravel base preparation to prevent settling and frost heaving. Without a quality foundation, even the best framing and materials will fail over time. That’s why we engineer every footing to meet California building codes and support your deck safely for decades.
34Deck Framing
Expert framing is the backbone of any deck or patio, and it plays a crucial role in its safety, stability, and longevity. Our professional deck contractors use proper framing techniques that ensure your deck can support weight loads and resist the elements, preventing common issues like sagging or instability. Without expert knowledge of framing techniques, decks can develop serious problems like inadequate drainage, poor foundations, improperly anchored footings, or weak connections between joists, beams, and posts. These issues compromise safety and cost thousands to repair.
56Deck Hardware
We build safe, durable decks using only premium-grade structural hardware. Our code-compliant deck builders use heavy-duty galvanized and stainless steel joist hangers, hurricane ties, and ledger board connectors from trusted brands like Simpson Strong-Tie. We install engineered, code-approved hardware that prevents the structural failures common in poorly built decks. From corrosion-resistant fasteners designed for California’s climate to waterproof flashing that stops hidden rot, every connection is built to last decades.
Deck ROI and Home Value
Building a custom deck is one of the smartest home improvements for both lifestyle and property value. Professional deck construction expands your usable living space, creating perfect areas for entertaining, relaxation, and outdoor dining. Quality decks consistently add significant value to your home, with many homeowners seeing strong returns on their deck investment. While exact ROI varies based on deck size, materials chosen, region, professionally built decks enhance both your daily enjoyment and long-term property value.
7Deck Building Codes
California has some of the nation’s strictest deck building codes, and Orange County enforces additional requirements for seismic safety and wildfire protection. Here’s what makes a deck safe and code-compliant:
- Foundations: Footings must extend below the frost line (typically 18 to 24 inches in Orange County) with sizing based on soil type and seismic load calculations.
- Structural Connections: Ledger boards require engineered fasteners with proper spacing and corrosion-resistant flashing. This is the #1 inspection failure point when done incorrectly.
- Railings & Stairs: Guardrails must be at least 42 inches high with balusters spaced so a 4-inch sphere cannot pass through. Stairs require uniform rise/run dimensions, and handrails are mandatory for four or more risers.
- Load Capacity: Decks must support a minimum of 40 psf live load plus 10 psf dead load, ensuring safe capacity for furniture, gatherings, and everyday use.
- Fire Safety: Properties in wildfire hazard zones must use fire-retardant or non-combustible decking materials as required by local fire codes.
- Waterproofing & Drainage: Elevated decks over living spaces require approved waterproof membranes, proper slopes, and through-wall flashing to prevent water intrusion.
- Inspections: Orange County requires foundation, framing, and final inspections. Each phase must pass before proceeding to the next stage.
Why This Matters: These codes exist to protect your family, your home, and your investment. A properly built deck can last 20+ years without major issues.
We handle all permit applications, engineering calculations, and inspections, so you get a beautiful, safe deck without the compliance headaches.

Deck FAQ
How much does it cost to build a deck in Orange County?
It depends mostly on the size, the decking you choose, how high the deck sits, and how many stairs and railings it needs. Hillside lots, tight access and coastal-grade hardware add to the cost, and replacing an old deck adds demolition and haul-off. We give you a clear written estimate after a free on-site visit. Try our deck cost calculator → Read our deck cost guide →
Do I need a permit to build a deck in Orange County?
Usually, yes. A deck typically needs a permit if it’s attached to the house, sits more than 30 inches above the ground, or is larger than 200 square feet, and some cities require one for every deck. We pull the permit and schedule the footing, framing and final inspections for you. Read our deck permit guide →
Composite vs. wood decking: which is better in Orange County?
Near the coast, composite and PVC hold up best because salt air doesn’t break the boards down and there’s no sanding or sealing. Wood costs less up front, stays cooler underfoot and has a classic look, but it needs sealing every year or two. Inland, both are good choices, so it comes down to budget and how much upkeep you want. Compare composite and wood →
Value, premium, mineral or PVC: what’s the difference?
All four are low-maintenance and never need sanding, staining or sealing. The difference is what’s inside the board, and that changes how it handles heat, water and fire.

Trex, TimberTech or Deckorators: which decking is best?
All three make excellent decking, and we install all three, so we recommend whatever fits your deck rather than one brand. Trex has the widest range of composite lines and several approved for wildfire zones. TimberTech’s Advanced PVC stays cooler underfoot and is great around pools. Deckorators’ mineral-based boards are light, very stable and can even go in the ground or water. Within each brand, the line you pick matters more than the name on the box, so we compare them side by side with you at your consult. Read our composite decking guide →
Does composite decking get hot in the sun?
Yes, and color matters most. Dark boards get much hotter than light ones in direct sun. For south- or west-facing decks we steer clients toward lighter colors or PVC, which stays cooler, and shade from a patio cover or pergola helps too. See our heat comparison →
What decking is best for homes near the beach?
Near the ocean we recommend capped composite or PVC installed with stainless steel fasteners. If you want real wood, redwood and Ipe handle salt air best. We don’t recommend pressure-treated decking close to the coast, because the boards and hardware wear out quickly there. Compare deck woods →
My home is in a wildfire zone. What decking can I use?
California requires wildfire-rated (WUI) decking in high fire-hazard areas. Several Deckorators, TimberTech and Trex lines are approved, but not all of them. We check your address and confirm the right board with your city before anything is ordered.
How long does it take to build a deck?
Once the permit is issued, most residential decks take our crew about 10 to 14 working days. Permit approval usually takes 2 to 4 weeks depending on the city and whether engineering is needed. Pro vs. DIY timelines →
How long does a composite deck last compared to wood?
Composite decking lasts about 25 to 30 years, and premium lines can last longer. Redwood lasts about 20 to 25 years with care, cedar 15 to 20, and pressure-treated wood 10 to 15. Regular cleaning and a sound frame underneath make the biggest difference. Deck care tips for every season →
Can you build a deck on a sloped yard?
Yes. On a sloped lot, a multi-level deck is often a better value than grading the yard and building retaining walls. Hillside builds need careful footing design and planning for material access, which we handle from the start. See deck design ideas →
What license should a deck builder have in California?
Look for a C-5 Framing and Rough Carpentry license or a Class B general contractor license, and check it at CSLB.ca.gov. Ask for proof of insurance, and never pay a deposit of more than 10% or $1,000, whichever is less. We hold C-5 License #1071754. How to choose a deck builder →
