Deck Resurfacing
- For plywood decks (balconies, rooftop decks, stairs, over-garage decks), we apply the AL Flex system, a Class “A” fire-rated, reinforced coating that seals out water, adds slip resistance, and creates that seamless concrete finish. Ideal for elevated decks and fire hazard zones.
- For concrete decks (patios, pool decks, walkways), we apply specialized Life Deck coatings that repair cracks, protect against moisture, and refresh the look with durable textures and colors.

12Deck Foundation
A solid deck foundation is the critical starting point for any safe, long-lasting deck. Our professional deck contractors use properly sized concrete footings that extend below the frost line and are calculated according to your deck’s load requirements and local soil conditions. We install galvanized post anchors and adjustable post bases that create secure connections while preventing moisture from wicking into the wood structure. Our foundation work includes proper drainage planning, soil compaction, and gravel base preparation to prevent settling and frost heaving. Without a quality foundation, even the best framing and materials will fail over time. That’s why we engineer every footing to meet California building codes and support your deck safely for decades.
34Deck Framing
Expert framing is the backbone of any deck or patio, and it plays a crucial role in its safety, stability, and longevity. Our professional deck contractors use proper framing techniques that ensure your deck can support weight loads and resist the elements, preventing common issues like sagging or instability. Without expert knowledge of framing techniques, decks can develop serious problems like inadequate drainage, poor foundations, improperly anchored footings, or weak connections between joists, beams, and posts. These issues compromise safety and cost thousands to repair.
56Deck Hardware
We build safe, durable decks using only premium-grade structural hardware. Our code-compliant deck builders use heavy-duty galvanized and stainless steel joist hangers, hurricane ties, and ledger board connectors from trusted brands like Simpson Strong-Tie. We install engineered, code-approved hardware that prevents the structural failures common in poorly built decks. From corrosion-resistant fasteners designed for California’s climate to waterproof flashing that stops hidden rot, every connection is built to last decades.
Salt Air Exposure
San Clemente’s 280+ sunny days and aggressive coastal salt air require specific protection strategies. Properties from San Clemente Pier to Talega and Cyprus Shore face harsh conditions where salt-laden breezes combine with UV reflecting off the Pacific.
Wood decking needs marine-grade UV stains reapplied every 2 years within one mile of the coast, versus 3 years for inland Talega locations. Without protection, wood fades and cracks within 18-24 months, faster than inland Orange County.
Composite materials resist UV better but light colors reflect heat, staying more comfortable for barefoot use. This matters for San Clemente’s pool decks and beach access areas.
Salt air corrosion affects all metal components. Properties within one mile of coastline, from the Pier south toward Trestles, experience corrosion rates 4-5 times faster than inland areas. We use Grade 316 stainless steel throughout. Even Talega experiences elevated corrosion from prevailing ocean winds.
Proper ventilation prevents moisture buildup during frequent marine layer periods. Adequate spacing (1/4 inch between boards) helps materials dry after morning fog. Coastal canyon properties where fog lingers need enhanced ventilation to prevent deterioration and mold growth near San Clemente State Beach and Calafia Beach.
Timing Considerations
Timing affects cost, timeline, and contractor availability in San Clemente’s Mediterranean coastal climate. We help homeowners choose optimal scheduling considering weather and seasonal patterns.
Fall offers ideal conditions with moderate temperatures (65-75°F), minimal rainfall, and immediate availability. Labor costs run 10-15% lower than peak spring demand, and marine layer fog is less frequent than summer.
Spring creates 3-7 week wait times as homeowners rush to complete projects before summer beach season. Weather is excellent, though March winds can affect work.
Summer works well due to San Clemente’s exceptional coastal climate (70-80°F) versus inland areas exceeding 95°F. However, morning marine layer can delay start times 1-2 hours, and summer is our busiest season requiring advance scheduling.
Winter construction is highly feasible during San Clemente’s dry periods (December-February). Minimal rainfall makes it one of Orange County’s most reliable locations for off-season construction. Advantages include immediate availability and potentially better pricing (10-15% savings). However, occasional rain requires flexibility.
45Waterproofing and Drainage
San Clemente’s oceanfront location requires comprehensive waterproofing engineered for coastal durability. We implement protection systems designed for long-term performance:
- Membrane Protection Installation: Decks built above interior living areas need code-compliant waterproofing membranes installed beneath decking materials. Our systems use certified barriers that prevent moisture infiltration, safeguarding rooms below from water damage.
- Coastal-Grade Flashing: Every connection point receives marine-rated flashing materials designed for salt air environments. From ledger attachments to post bases to railing connections, we install stainless steel and corrosion-resistant components that withstand ocean exposure.
- Water Management Systems: Proper drainage requires engineered slope design, typically 1/4″ per foot minimum, combined with strategic discharge planning. Our systems direct water away from foundations while preventing the accumulation that causes structural deterioration.
- Ledger Waterproofing: The deck-to-house connection represents your primary vulnerability for water intrusion. We apply engineered flashing with marine-grade fasteners, proper ventilation spacing, and waterproof sealing that prevents moisture trapping in coastal conditions.
- Drainage Board Spacing: Manufacturer-specified gaps between deck boards ensure water drains through while preventing moisture buildup. These channels are critical for preventing rot and mold in San Clemente’s coastal climate.
- Ocean Exposure Considerations: San Clemente’s beachside location demands upgraded material specifications. All waterproofing components, from membranes to fasteners, are rated for salt resistance and coastal longevity.
Ocean exposure accelerates deterioration without proper waterproofing protection. We don’t cut corners on waterproofing. It’s built into every deck we construct, protecting your investment for decades to come. Given San Clemente’s coastal location and ocean exposure, we prioritize salt-resistant waterproofing systems and marine-grade materials that protect against coastal elements.

San Clemente Deck FAQ
Will San Clemente ask for HOA approval before issuing my deck permit?
Yes, the city asks about it. San Clemente’s Building Division uses a signed Homeowners Association Confirmation Form, and if your HOA must approve the project, written approval from an association representative has to appear on the plans. Homes with no CC&Rs simply check that box on the form. We help you get the HOA approval and submit everything through the city’s e-Trakit portal.
Is my San Clemente home in the Coastal Zone?
Only some homes are. The city says the Coastal Zone covers about 15% of San Clemente’s land. Because the city’s full Local Coastal Program is not certified yet, coastal development permits in that area come from the California Coastal Commission, not the city. If your lot is in the zone, especially on a bluff or canyon edge, we plan for that review from the start.
Did the 2025 fire maps change anything in San Clemente?
They did. The State Fire Marshal’s updated maps, released in March 2025, expanded the areas marked as fire prone in San Clemente, and the City Council took up an ordinance to adopt them. Homes in a Very High zone must keep defensible space, and new decks there must meet California’s wildfire building rules. We check your address on the current map before picking decking.
What decking is best for homes near the beach?
Near the ocean we recommend capped composite or PVC installed with stainless steel fasteners. If you want real wood, redwood and Ipe handle salt air best. We don’t recommend pressure-treated decking close to the coast, because the boards and hardware wear out quickly there. Compare deck woods →
Trex, TimberTech or Deckorators: which decking is best?
All three make excellent decking, and we install all three, so we recommend whatever fits your deck rather than one brand. Trex has the widest range of composite lines and several approved for wildfire zones. TimberTech’s Advanced PVC stays cooler underfoot and is great around pools. Deckorators’ mineral-based boards are light, very stable and can even go in the ground or water. Within each brand, the line you pick matters more than the name on the box, so we compare them side by side with you at your consult. Read our composite decking guide →
How much does it cost to build a deck in Orange County?
It depends mostly on the size, the decking you choose, how high the deck sits, and how many stairs and railings it needs. Hillside lots, tight access and coastal-grade hardware add to the cost, and replacing an old deck adds demolition and haul-off. We give you a clear written estimate after a free on-site visit.
