12Deck Foundation
A solid deck foundation is the critical starting point for any safe, long-lasting deck. Our professional deck contractors use properly sized concrete footings that extend below the frost line and are calculated according to your deck’s load requirements and local soil conditions. We install galvanized post anchors and adjustable post bases that create secure connections while preventing moisture from wicking into the wood structure. Our foundation work includes proper drainage planning, soil compaction, and gravel base preparation to prevent settling and frost heaving. Without a quality foundation, even the best framing and materials will fail over time. That’s why we engineer every footing to meet California building codes and support your deck safely for decades.
34Deck Framing
Expert framing is the backbone of any deck or patio, and it plays a crucial role in its safety, stability, and longevity. Our professional deck contractors use proper framing techniques that ensure your deck can support weight loads and resist the elements, preventing common issues like sagging or instability. Without expert knowledge of framing techniques, decks can develop serious problems like inadequate drainage, poor foundations, improperly anchored footings, or weak connections between joists, beams, and posts. These issues compromise safety and cost thousands to repair.
56Deck Hardware
We build safe, durable decks using only premium-grade structural hardware. Our code-compliant deck builders use heavy-duty galvanized and stainless steel joist hangers, hurricane ties, and ledger board connectors from trusted brands like Simpson Strong-Tie. We install engineered, code-approved hardware that prevents the structural failures common in poorly built decks. From corrosion-resistant fasteners designed for California’s climate to waterproof flashing that stops hidden rot, every connection is built to last decades.
Beach View
Cable railing systems preserve ocean views while meeting safety requirements, perfect for Laguna Beach properties with sightlines toward the Pacific, Laguna Canyon, and coastal bluffs. In this artistic community where aesthetics and views are paramount, cable railings maintain million-dollar vistas while providing code compliance.
We use marine-grade Grade 316 stainless steel hardware throughout for maximum durability. Laguna Beach experiences intense salt air from prevailing ocean winds, particularly severe in clifftop properties like Top of the World.
Installation requires precision for proper cable tension and spacing that meets California’s 4-inch maximum requirements. Cables must withstand seismic forces and ocean winds exceeding 40 mph during Santa Ana conditions.
Maintenance involves periodic cleaning and tension adjustment. Properties within 1,000 feet of the ocean need quarterly cleaning with fresh water to prevent salt buildup. Cable railings are particularly popular in Laguna Beach where preserving ocean views adds significant value to premium properties in Three Arch Bay and Irvine Cove.
Salt Air Exposure
Laguna Beach’s 280+ sunny days and aggressive coastal salt air require specific protection strategies. Properties from South Laguna to Bluebird Canyon face harsh conditions where salt-laden ocean breezes combine with UV reflecting off the Pacific.
Wood decking needs marine-grade UV stains reapplied every 2 years for Laguna Beach properties, faster deterioration than anywhere else in Orange County. Without protection, wood fades and cracks within 18-24 months.
Composite materials resist UV better but light colors work best, staying 20-30°F cooler for barefoot use. This matters for Laguna Beach’s beach access decks and pool areas.
Salt air corrosion affects all metal components. Properties within one mile of coastline, most of Laguna Beach, experience corrosion rates 4-5 times faster than inland Orange County. We use Grade 316 stainless steel throughout.
Proper ventilation prevents moisture buildup during frequent marine layer periods. Adequate spacing (minimum 1/4 inch between boards) helps materials dry quickly after morning fog, critical for hillside properties where fog lingers longer, accelerating deterioration.
45Waterproofing and Drainage
Laguna Beach’s coastal bluffs and ocean exposure demand the highest level of waterproofing protection. Our comprehensive systems are engineered for the most demanding conditions:
- Advanced Membrane Systems: Elevated deck construction over living spaces requires certified waterproof barriers beneath the surface. We install professional-grade membrane systems that create impenetrable protection against moisture infiltration in challenging coastal environments.
- Marine-Grade Flashing Installation: Every connection point receives stainless steel flashing rated for extreme salt air exposure. Ledger boards, post mounts, and railing attachments get corrosion-resistant protection designed specifically for Laguna Beach’s oceanfront conditions.
- Coastal Bluff Drainage: Properties on Laguna Beach’s terrain require specialized slope engineering and runoff management. We design systems that handle both rainfall and prevent erosion while directing water safely away from structures and foundations.
- Enhanced Ledger Protection: The deck-to-house connection demands maximum protection in coastal environments. We install engineered flashing with marine-grade fasteners, proper ventilation, and sealing systems that withstand decades of salt spray and ocean exposure.
- Ventilation and Spacing: Strategic gaps between deck boards facilitate drainage while allowing airflow that prevents moisture trapping, critical for coastal properties where humidity and salt air accelerate deterioration without proper ventilation.
- Fire-Resistant Waterproofing: In Laguna Beach’s Very High Fire Hazard Severity Zones, we incorporate ignition-resistant flashing and membrane materials that meet fire safety requirements while maintaining complete water intrusion prevention.
Coastal exposure demands premium waterproofing that withstands salt air, ocean spray, and fire zone requirements. We don’t cut corners on waterproofing. It’s built into every deck we construct, protecting your investment for decades to come. Given Laguna Beach’s coastal bluffs and ocean exposure, we implement advanced waterproofing systems with marine-grade materials designed for the most demanding conditions.

Laguna Beach Deck FAQ
Does my Laguna Beach deck need a Coastal Development Permit?
Possibly. Laguna Beach issues its own Coastal Development Permits under the Local Coastal Program the Coastal Commission certified in 1993. Blue Lagoon, Irvine Cove and Three Arch Bay are the exception, because coastal permit reviews there still go through the California Coastal Commission. Your planner confirms during the city’s zoning review whether your deck needs one, and we check which agency covers your address before the design is final.
Will my Laguna Beach deck need design review?
Many decks do. The city says most projects will likely need Planning approval before structural plans go to the Building Division, and the first step is a preliminary zoning review through the Laguna Beach Public Permitting Portal. A planner then tells you which approvals your deck needs. The City Council changed the design review rules in July 2026, and many projects now get a lower level of review, so it pays to ask early.
Is my Laguna Beach home in a Very High Fire Hazard Severity Zone?
There is a good chance. The Laguna Beach Fire Department says most of the city’s land, and a large share of its buildable property, is in the state’s Very High Fire Hazard Severity Zone. Under California’s wildland building code, a deck near the house in that zone must be built with ignition-resistant or noncombustible materials. We look up your address on the current map before choosing boards.
Value, premium, mineral or PVC: what’s the difference?
All four are low-maintenance and never need sanding, staining or sealing. The difference is what’s inside the board, and that changes how it handles heat, water and fire.

What decking is best for homes near the beach?
Near the ocean we recommend capped composite or PVC installed with stainless steel fasteners. If you want real wood, redwood and Ipe handle salt air best. We don’t recommend pressure-treated decking close to the coast, because the boards and hardware wear out quickly there. Compare deck woods →
How much does it cost to build a deck in Orange County?
It depends mostly on the size, the decking you choose, how high the deck sits, and how many stairs and railings it needs. Hillside lots, tight access and coastal-grade hardware add to the cost, and replacing an old deck adds demolition and haul-off. We give you a clear written estimate after a free on-site visit. What license should a deck builder have in California?
Look for a C-5 Framing and Rough Carpentry license or a Class B general contractor license, and check it at CSLB.ca.gov. Ask for proof of insurance, and never pay a deposit of more than 10% or $1,000, whichever is less. We hold C-5 License #1071754. How to choose a deck builder →
