Deck Options by OC Renovation Group

Composite Decks

We suggest composite decking material for your new deck, much of which is made from up to 95% recycled material. In fact, composite has a longer lifespan than wood in that it is low maintenance. There is no need for sanding, painting, or any sealing. Additionally, composite decking is designed to avoid color fading, mold, rotting, termite damage, and splintering/splitting. As a result, cleaning a composite deck is very convenient and stress-free. Moreover, our clients save more in the long run when choosing composite decking material. We install Deckorators, TimberTech and Trex, so there are dozens of colors to match the aesthetic of your home.

Wood Decks

For homeowners who love the classic look and feel of natural wood, we offer traditional wood decking options like pressure-treated pine, cedar, or redwood. Wood decks are budget-friendly and easy to customize with stains and finishes to match your home’s style. However, while they do require more maintenance over time, like sealing and occasional sanding, many of our clients still enjoy the warmth and character that real wood brings to an outdoor space.

Custom Decks

Every home is different, and so is every homeowner’s vision. That’s why we offer custom deck builds tailored to your space, needs, and lifestyle. For example, whether you’re dreaming of a multi-level deck, built-in seating, a covered porch, or a fully enclosed outdoor space, we’ll work with you to bring it to life. We also build custom railings, pergolas, and shade solutions to add comfort and style. Ultimately, if you can imagine it, we can frame it. Your outdoor space, your way.

Deck Resurfacing

Coming soon
What You Get: A smooth, textured, concrete-like finish that looks like a professionally coated pool deck. It’s seamless, slip-resistant, and available in multiple colors. Your old deck is transformed into a waterproof surface that looks and feels brand new.
How We Do It: Not every deck needs to be torn out. We resurface and protect decks using professional coating systems from Life Specialty Coatings, designed for both plywood and concrete surfaces.
  • For plywood decks (balconies, rooftop decks, stairs, over-garage decks), we apply the AL Flex system, a Class “A” fire-rated, reinforced coating that seals out water, adds slip resistance, and creates that seamless concrete finish. Ideal for elevated decks and fire hazard zones.
  • For concrete decks (patios, pool decks, walkways), we apply specialized Life Deck coatings that repair cracks, protect against moisture, and refresh the look with durable textures and colors.
The Result: A deck that’s safe to enjoy and protected for years against weather, leaks, and daily wear. Backed by manufacturer warranty and professional installation. We handle the prep, repairs, and installation so you can focus on enjoying your outdoor space.

Deck Repairs

If your existing deck is showing signs of wear, such as loose boards, rotting wood, wobbly railings, or structural damage, we can help restore it to safe and solid condition. First we assess the damage and offer honest recommendations on whether a repair or partial rebuild makes the most sense. Our goal is to extend the life of your deck without unnecessary costs, using quality materials that blend seamlessly with the existing structure.

Deck Foundation

A solid deck foundation is the critical starting point for any safe, long-lasting deck. Our professional deck contractors use properly sized concrete footings that extend below the frost line and are calculated according to your deck’s load requirements and local soil conditions. We install galvanized post anchors and adjustable post bases that create secure connections while preventing moisture from wicking into the wood structure. Our foundation work includes proper drainage planning, soil compaction, and gravel base preparation to prevent settling and frost heaving. Without a quality foundation, even the best framing and materials will fail over time. That’s why we engineer every footing to meet California building codes and support your deck safely for decades.

34

Deck Framing

Expert framing is the backbone of any deck or patio, and it plays a crucial role in its safety, stability, and longevity. Our professional deck contractors use proper framing techniques that ensure your deck can support weight loads and resist the elements, preventing common issues like sagging or instability. Without expert knowledge of framing techniques, decks can develop serious problems like inadequate drainage, poor foundations, improperly anchored footings, or weak connections between joists, beams, and posts. These issues compromise safety and cost thousands to repair.

56

Deck Hardware

We build safe, durable decks using only premium-grade structural hardware. Our code-compliant deck builders use heavy-duty galvanized and stainless steel joist hangers, hurricane ties, and ledger board connectors from trusted brands like Simpson Strong-Tie. We install engineered, code-approved hardware that prevents the structural failures common in poorly built decks. From corrosion-resistant fasteners designed for California’s climate to waterproof flashing that stops hidden rot, every connection is built to last decades.

Weather by the Coast

Dana Point requires materials resisting aggressive salt air, moisture, and UV exposure 4-6 times more damaging than inland conditions. Properties near Dana Point Harbor, Salt Creek Beach, and coastal bluffs face particularly challenging conditions.

We exclusively use Grade 316 stainless steel for all Dana Point projects within two miles of the coast, most of the city. Standard hardware corrodes within 3-5 years in salt air near Monarch Beach and Capistrano Beach.

Composite decking performs exceptionally well. Unlike wood, it won’t crack from salt exposure, warp from marine layer humidity, or fade from UV reflecting off Dana Point Harbor. Premium brands maintain appearance while requiring minimal maintenance, important for second homes common in Monarch Beach.

Drainage is critical where marine layer creates morning moisture. We design proper slopes and advanced flashing for elevated decks in Lantern District and bluff properties.

Foundations require larger footings (18-24 inches deep) for varied soils from sandy coastal areas to decomposed granite in hillsides. We use concrete with corrosion inhibitors, with special protection for properties within 1,000 feet of Dana Point Harbor.

Weather Resistant Materials

Dana Point’s coastal climate demands materials handling salt air, UV intensified by water reflection, temperature swings, and strong winds during Santa Ana events. Building from the harbor to Monarch Beach, we know what performs long-term.

All Dana Point properties require Grade 316 stainless steel hardware due to pervasive salt air. Even seemingly inland properties experience elevated corrosion from ocean breezes carrying salt mist.

Composite decking is our most recommended material for this environment. Premium brands like Deckorators, TimberTech, and Trex maintain appearance through years of sunshine and aggressive salt exposure. Unlike wood, composite won’t crack, splinter, or rot from constant moisture cycles. This low-maintenance characteristic suits Dana Point’s many second homes and vacation rentals.

For wood decking, only premium redwood or old-growth cedar should be considered, requiring maintenance every 18-24 months in salt air versus 3-4 years inland. We typically recommend composite for long-term cost savings.

We exclusively use marine-grade Grade 316 stainless steel fasteners, the same grade used in boat building. Standard galvanized hardware fails within 3-5 years, creating safety hazards. This includes all structural connections, joist hangers, and post bases.

Waterproofing and Drainage

In Southern California’s climate, proper waterproofing protects your home from costly damage and extends deck lifespan by decades. Our comprehensive systems deliver reliable performance:

  • Waterproof Barrier Systems: Decks constructed above living areas must have certified membrane protection beneath the surface. We install professional-grade systems that create watertight seals, preventing moisture from reaching structures below.
  • Coastal Flashing Solutions: Every junction point receives marine-grade flashing specifically rated for salt air environments. From ledger connections to post bases to railing attachments, we use stainless steel and corrosion-resistant materials that withstand Dana Point’s coastal exposure.
  • Drainage and Slope Design: Proper water management requires minimum 1/4″ per foot slope combined with strategic discharge routing. Our engineering directs water away from foundations and prevents accumulation that causes long-term damage.
  • Ledger Connection Defense: The ledger board represents your deck’s most vulnerable water intrusion point. We apply engineered flashing systems with proper ventilation gaps, marine-grade fasteners, and waterproof sealing that prevents moisture trapping.
  • Board Spacing for Drainage: Following precise manufacturer specifications, we maintain gaps that allow water to drain through while preventing the standing moisture that leads to rot, mold, and structural compromise.
  • Harbor Environment Considerations: Dana Point’s harbor location and ocean proximity demand upgraded protection. All waterproofing components, from membranes to hardware, are specified for maximum salt resistance and coastal durability.

Professional waterproofing is non-negotiable for deck longevity and structural integrity. We don’t cut corners on waterproofing. It’s built into every deck we construct, protecting your investment for decades to come. Given Dana Point’s harbor location and coastal climate, we utilize salt-resistant waterproofing systems and marine-grade materials built for long-term coastal durability.

Farid built a beautiful set of exterior stairs to the second floor of our house, at a very reasonable price. He came up with a design that fit our limited space better than the previous stairs, and was very responsive to our questions and other communication. His team also did a great job with the demolition and debris removal for our old stairs.

Recently hired OC Renovations to tear out a 30 year old deck and replace with a new Trek deck. Working with Farid was a very pleasant experience. He was creative with this approach to the job, showed up everyday and completed the job in a very timely manner. I interviewed five companies and his pricing was very competitive and his enthusiasm and honest attitude is what sold me. I highly recommended OC Renovations.

Dana Point Deck FAQ

Does a small deck or a deck repair need a permit in Dana Point?

Often, yes. Dana Point’s deck handout says repairs, like-for-like replacements and new decks all need a building permit, no matter the size or height, when the deck is in the Very High Fire Hazard Severity Zone, the coastal flood plain zone, or on a coastal bluff or ground with past slope failure. Planning approval is also required before the permit is issued. We submit everything through the city’s eTRAKiT portal.

Do I need a Coastal Development Permit for a deck in Dana Point?

It depends on where your home sits. Dana Point requires a Coastal Development Permit for development in its Coastal Zone unless the project is specifically exempt, and projects on bluff tops and sandy beaches are typical examples. The city’s Planning Commission decides these permits at a public hearing, and in some areas the decision can be appealed to the California Coastal Commission. We check your lot against the city’s Coastal Zone map early.

Which parts of Dana Point are in a fire hazard zone?

Not many. On the State Fire Marshal’s March 2025 map for Dana Point, the Very High zone covers a small area in the northwest corner of the city near the Laguna Beach and Laguna Niguel borders, and most of the city is unzoned. If your home is in that zone, any deck work needs a permit and must meet California’s wildfire building rules. We confirm your address on the city’s interactive map.

Value, premium, mineral or PVC: what’s the difference?

All four are low-maintenance and never need sanding, staining or sealing. The difference is what’s inside the board, and that changes how it handles heat, water and fire.

What decking is best for homes near the beach?

Near the ocean we recommend capped composite or PVC installed with stainless steel fasteners. If you want real wood, redwood and Ipe handle salt air best. We don’t recommend pressure-treated decking close to the coast, because the boards and hardware wear out quickly there. Compare deck woods →

How long does a composite deck last compared to wood?

Composite decking lasts about 25 to 30 years, and premium lines can last longer. Redwood lasts about 20 to 25 years with care, cedar 15 to 20, and pressure-treated wood 10 to 15. Regular cleaning and a sound frame underneath make the biggest difference. Deck care tips for every season →

How long does it take to build a deck?

Once the permit is issued, most residential decks take our crew about 10 to 14 working days. Permit approval usually takes 2 to 4 weeks depending on the city and whether engineering is needed. Pro vs. DIY timelines →
