Deck Resurfacing
- For plywood decks (balconies, rooftop decks, stairs, over-garage decks), we apply the AL Flex system, a Class “A” fire-rated, reinforced coating that seals out water, adds slip resistance, and creates that seamless concrete finish. Ideal for elevated decks and fire hazard zones.
- For concrete decks (patios, pool decks, walkways), we apply specialized Life Deck coatings that repair cracks, protect against moisture, and refresh the look with durable textures and colors.

12Deck Foundation
A solid deck foundation is the critical starting point for any safe, long-lasting deck. Our professional deck contractors use properly sized concrete footings that extend below the frost line and are calculated according to your deck’s load requirements and local soil conditions. We install galvanized post anchors and adjustable post bases that create secure connections while preventing moisture from wicking into the wood structure. Our foundation work includes proper drainage planning, soil compaction, and gravel base preparation to prevent settling and frost heaving. Without a quality foundation, even the best framing and materials will fail over time. That’s why we engineer every footing to meet California building codes and support your deck safely for decades.
34Deck Framing
Expert framing is the backbone of any deck or patio, and it plays a crucial role in its safety, stability, and longevity. Our professional deck contractors use proper framing techniques that ensure your deck can support weight loads and resist the elements, preventing common issues like sagging or instability. Without expert knowledge of framing techniques, decks can develop serious problems like inadequate drainage, poor foundations, improperly anchored footings, or weak connections between joists, beams, and posts. These issues compromise safety and cost thousands to repair.
56Deck Hardware
We build safe, durable decks using only premium-grade structural hardware. Our code-compliant deck builders use heavy-duty galvanized and stainless steel joist hangers, hurricane ties, and ledger board connectors from trusted brands like Simpson Strong-Tie. We install engineered, code-approved hardware that prevents the structural failures common in poorly built decks. From corrosion-resistant fasteners designed for California’s climate to waterproof flashing that stops hidden rot, every connection is built to last decades.
Smart Savings
The cheapest deck upfront in Tustin is pressure-treated lumber on basic rectangular frame ($28-48/sq ft), but “cheapest upfront” often becomes “most expensive long-term” in Tustin’s hot inland climate. We help homeowners find the sweet spot between budget and value from Old Town to Tustin Legacy.
Smart savings include choosing standard sizes minimizing waste, timing projects during fall for potential 10-15% labor savings, and selecting proven materials over trendy options. We can phase construction: building the main deck now and adding pergolas (valuable in Tustin’s hot summers where shade is essential) or built-in seating later.
Don’t skip permits (required for decks over 30 inches in all Tustin neighborhoods including Tustin Ranch), use lower-grade materials not withstanding Tustin’s intense UV and summer heat exceeding 95°F, or choose contractors solely on price. These create safety issues and expensive problems, particularly where temperature extremes and sun are more intense than coastal Orange County.
We focus on maximum value for your Tustin budget. We’ll show where spending more saves long-term in Tustin’s climate: investing in composite that won’t crack from heat or require annual staining in intense UV. For tight budgets, we recommend starting with quality basic design expandable later versus larger deck with inferior materials needing replacement in 10-12 years instead of lasting 20+.
Deck Timeline
Most residential Tustin decks take 4-6 weeks total from permit to completion, including permitting. Construction itself takes 4-7 business days depending on size and complexity.
Timeline starts with permits through Tustin’s building department online portal. We handle all applications and coordinate three inspections: foundation, framing, and final approval.
Weather rarely affects construction in Tustin’s inland Mediterranean climate, drier than coastal Orange County with minimal rain May through October. Fall offers optimal conditions (65-80°F) and immediate availability. Peak spring demand creates 2-6 week wait times as homeowners rush to complete before summer heat, while fall scheduling is typically immediate with potential 10-15% cost savings.
Complex projects like multi-level decks on hillside Tustin properties in parts of Tustin Ranch may take 6-8 weeks due to engineering requirements and additional inspections. During consultation, we’ll provide realistic timeline based on your specific project, current permitting loads, seasonal demand, and site-specific challenges like slope conditions or access limitations in established neighborhoods near the 55 freeway where narrow driveways affect material delivery.
45Waterproofing and Drainage
Effective waterproofing prevents costly damage and ensures your deck provides decades of reliable service. Our systematic approach delivers comprehensive protection:
- Under-Deck Membrane Protection: Elevated deck construction over living spaces requires approved waterproofing membrane installation. We use industry-leading products that establish complete moisture barriers, preventing water from reaching structures below.
- Drainage and Slope Integration: Water management demands proper grading (minimum quarter-inch drop per linear foot) combined with strategic discharge systems. Our designs channel water away from foundations and prevent pooling that compromises structural integrity.
- Flashing at Critical Points: Every junction where water could penetrate receives professional flashing installation. Ledger boards, support posts, and railing mounts get corrosion-resistant protection that exceeds code minimums for long-term reliability.
- Ledger Connection Defense: The deck-to-house attachment is the most common failure point for moisture damage. We install engineered flashing systems with proper ventilation gaps and corrosion-resistant fasteners that prevent water trapping over decades.
- Board Spacing Standards: Strategic gaps between deck boards create drainage channels while allowing ventilation. We follow manufacturer specifications to prevent the moisture accumulation that causes rot, mold, and premature failure.
- Tustin Neighborhood Standards: Whether in Tustin Ranch or Old Town, our waterproofing meets local expectations while providing protection that exceeds minimum requirements for lasting quality.
Moisture damage is preventable with professional waterproofing systems. We don’t cut corners on waterproofing. It’s built into every deck we construct, protecting your investment for decades to come. We provide waterproofing throughout Tustin’s neighborhoods, from Tustin Ranch to Old Town, ensuring long-lasting protection for Orange County homeowners.

Tustin Deck FAQ
My address says Tustin, but I live in North Tustin, Cowan Heights or Lemon Heights. Who issues my permit?
These communities are unincorporated Orange County, not part of the City of Tustin, even if your mailing address says Tustin. Building permits there come from OC Development Services, the county’s permit office, which also checks county zoning and setbacks before plan review. We confirm which agency covers your address before drawings start.
Do I need extra approval to build a deck in Old Town Tustin?
If your home is in Old Town’s Cultural Resources District, exterior work that needs a building permit also needs a Certificate of Appropriateness. The city reviews it at the same time as design review or plan check, to make sure new work respects the historic character of the home and the neighborhood. The city’s Residential Design Guidelines explain what reviewers look for.
Is my Tustin home in a fire hazard zone?
Possibly. CAL FIRE’s 2025 Fire Hazard Severity Zone map places portions of the City of Tustin in Very High, High and Moderate zones. The city points homeowners to CAL FIRE’s online zone viewer to check a specific address. If your home is in a mapped zone, wildfire building rules can affect which decking you can use, so we check your address before anything is ordered.
Composite vs. wood decking: which is better in Orange County?
Near the coast, composite and PVC hold up best because salt air doesn’t break the boards down and there’s no sanding or sealing. Wood costs less up front, stays cooler underfoot and has a classic look, but it needs sealing every year or two. Inland, both are good choices, so it comes down to budget and how much upkeep you want. Compare composite and wood →
Does composite decking get hot in the sun?
Yes, and color matters most. Dark boards get much hotter than light ones in direct sun. For south- or west-facing decks we steer clients toward lighter colors or PVC, which stays cooler, and shade from a patio cover or pergola helps too. See our heat comparison →
What license should a deck builder have in California?
Look for a C-5 Framing and Rough Carpentry license or a Class B general contractor license, and check it at CSLB.ca.gov. Ask for proof of insurance, and never pay a deposit of more than 10% or $1,000, whichever is less. We hold C-5 License #1071754. How to choose a deck builder →
