Deck Resurfacing
- For plywood decks (balconies, rooftop decks, stairs, over-garage decks), we apply the AL Flex system, a Class “A” fire-rated, reinforced coating that seals out water, adds slip resistance, and creates that seamless concrete finish. Ideal for elevated decks and fire hazard zones.
- For concrete decks (patios, pool decks, walkways), we apply specialized Life Deck coatings that repair cracks, protect against moisture, and refresh the look with durable textures and colors.

12Deck Foundation
A solid deck foundation is the critical starting point for any safe, long-lasting deck. Our professional deck contractors use properly sized concrete footings that extend below the frost line and are calculated according to your deck’s load requirements and local soil conditions. We install galvanized post anchors and adjustable post bases that create secure connections while preventing moisture from wicking into the wood structure. Our foundation work includes proper drainage planning, soil compaction, and gravel base preparation to prevent settling and frost heaving. Without a quality foundation, even the best framing and materials will fail over time. That’s why we engineer every footing to meet California building codes and support your deck safely for decades.
34Deck Framing
Expert framing is the backbone of any deck or patio, and it plays a crucial role in its safety, stability, and longevity. Our professional deck contractors use proper framing techniques that ensure your deck can support weight loads and resist the elements, preventing common issues like sagging or instability. Without expert knowledge of framing techniques, decks can develop serious problems like inadequate drainage, poor foundations, improperly anchored footings, or weak connections between joists, beams, and posts. These issues compromise safety and cost thousands to repair.
56Deck Hardware
We build safe, durable decks using only premium-grade structural hardware. Our code-compliant deck builders use heavy-duty galvanized and stainless steel joist hangers, hurricane ties, and ledger board connectors from trusted brands like Simpson Strong-Tie. We install engineered, code-approved hardware that prevents the structural failures common in poorly built decks. From corrosion-resistant fasteners designed for California’s climate to waterproof flashing that stops hidden rot, every connection is built to last decades.
Deck Savings
The cheapest deck upfront in Anaheim is pressure-treated lumber on basic rectangular frame ($25-42/sq ft), but “cheapest upfront” often becomes “most expensive long-term” in Anaheim’s varied climate. We help homeowners find the sweet spot between budget and value across diverse neighborhoods from Anaheim Hills to downtown.
Smart savings include choosing standard sizes minimizing waste, timing projects during fall for potential 10-15% labor savings, and selecting proven materials. We can phase construction, building main deck now and adding pergolas (valuable in hot inland areas where summer shade is essential) or built-in seating later. This phased approach is common in family-oriented neighborhoods where budgets balance against desire for outdoor living.
Don’t skip permits (required for decks over 30 inches in all neighborhoods), use lower-grade materials not withstanding climate extremes, or choose contractors solely on price. These create safety issues and expensive problems, particularly where diverse property conditions from older homes near Disneyland to newer construction in Anaheim Hills require experienced assessment.
We focus on maximum value for your Anaheim budget considering specific conditions. We’ll show where spending more saves long-term: investing in composite that won’t crack from heat in inland areas or require annual staining in intense UV. For tight budgets, we recommend starting with quality basic design expandable later versus larger deck with inferior materials needing replacement in 8-10 years instead of lasting 20+.
Deck Permits
All Anaheim neighborhoods require building permits for decks over 30 inches high, with processing at 200 S. Anaheim Blvd. Anaheim strictly enforces requirements across all neighborhoods from Anaheim Hills to Platinum Triangle.
Permits are required for any deck attached to your home or exceeding height thresholds, regardless of size or location. Even simple projects need permits due to structural connections and California’s seismic safety requirements Anaheim enforces rigorously. Properties in Anaheim Hills face additional scrutiny due to hillside construction regulations, while properties near Disneyland Resort may have specific setback requirements.
Anaheim’s permit process includes plan submission, fee payment, and scheduled inspections. We coordinate all inspections (foundation, framing, final) and handle any corrections ensuring compliance.
Permit fees are based on project valuation. While this may seem expensive, permits protect your investment by ensuring proper construction and help with insurance claims. Anaheim’s building department is thorough. Inspectors check work carefully, protecting homeowners from substandard construction when unlicensed contractors skip permitting.
Building without permits creates problems when selling or filing insurance claims. The city actively monitors construction, and unpermitted work significantly affects property value. Retroactive permits are possible but expensive, often requiring engineering reviews and modifications, particularly problematic for older properties where unpermitted additions are common.
45Waterproofing and Drainage
Orange County’s year-round outdoor living means your deck faces constant exposure to moisture, making professional waterproofing essential. We implement comprehensive protection on every project:
- Under-Deck Barriers: When constructing elevated decks over living spaces, certified waterproofing membrane installation is mandatory. Our barrier systems create impenetrable protection against moisture infiltration, safeguarding rooms below from water damage.
- Slope and Drainage Engineering: Decks require proper grading (typically a quarter-inch drop per linear foot) to channel water away from structures. We design integrated drainage that handles both rainfall and prevents standing water accumulation.
- Flashing at Critical Junctions: Every connection where water could penetrate receives professional flashing installation. From ledger boards to post mounts to railing attachments, we use corrosion-resistant materials rated for long-term durability.
- Ledger Waterproofing: The ledger board attachment is your deck’s most vulnerable point for water intrusion. We install engineered flashing with proper spacing for ventilation and drainage, using fasteners that resist corrosion over decades.
- Board Spacing Standards: Strategic gaps between deck boards create drainage channels while allowing airflow that prevents moisture buildup, critical in Anaheim’s climate for preventing wood rot and mold growth.
- Fire Zone Considerations: For properties in Anaheim Hills’ fire hazard areas, we incorporate ignition-resistant flashing materials that meet fire safety standards while providing complete moisture protection.
Water damage prevention starts with expert waterproofing, the most critical element of any elevated deck. We don’t cut corners on waterproofing. It’s built into every deck we construct, protecting your investment for decades to come. We provide waterproofing throughout Anaheim, from Anaheim Hills to the Platinum Triangle, ensuring long-lasting protection for Orange County homeowners.

Anaheim Deck FAQ
Who issues deck permits in Anaheim?
Anaheim deck permits come from the Building Division of the city’s Planning and Building Department at 200 S. Anaheim Blvd. Plans are submitted electronically through the city’s GoPost portal, and Building uses its own GoPost account, separate from Planning or Public Works. We submit the plans, pull the permit and schedule the city inspections for you.
Is my Anaheim Hills home in a fire hazard zone?
It might be. The city says its wildfire risk is concentrated in east Anaheim, and CAL FIRE’s updated maps, released in spring 2025, added more of the Anaheim Hills area to the hazard zones. A home in a Very High zone needs wildfire-rated decking near the house, so we look up your address on the official map before we design anything.
Are there extra steps for a historic home in Anaheim?
Yes, if your home is a historic property, such as one in the Anaheim Colony Historic District. When a historic property files for a building permit, the city’s historic preservation staff review the plans, and the Colony design guidelines shape how new work should fit the house. Homes with a Mills Act contract must also notify the city in writing before making exterior changes.
Can you build a deck on a sloped yard?
Yes. On a sloped lot, a multi-level deck is often a better value than grading the yard and building retaining walls. Hillside builds need careful footing design and planning for material access, which we handle from the start. See deck design ideas →
Does composite decking get hot in the sun?
Yes, and color matters most. Dark boards get much hotter than light ones in direct sun. For south- or west-facing decks we steer clients toward lighter colors or PVC, which stays cooler, and shade from a patio cover or pergola helps too. See our heat comparison →
Trex, TimberTech or Deckorators: which decking is best?
All three make excellent decking, and we install all three, so we recommend whatever fits your deck rather than one brand. Trex has the widest range of composite lines and several approved for wildfire zones. TimberTech’s Advanced PVC stays cooler underfoot and is great around pools. Deckorators’ mineral-based boards are light, very stable and can even go in the ground or water. Within each brand, the line you pick matters more than the name on the box, so we compare them side by side with you at your consult. Read our composite decking guide →
